About South Jordan
South Jordan sits north of Herriman and Riverton, between the Oquirrh and Wasatch ranges, with the Jordan River running through the east side of the city. Founded as a farming community in 1859, it has become one of the valley's fastest-growing cities, with roughly 77,000 residents at the 2020 census. Much of that growth came from Daybreak, a master-planned community of more than 4,000 acres on the city's west side, where home construction began in 2004.
Two different moisture stories
Daybreak and newer construction
Daybreak was designed around walkability, with small yards, homes clustered near parks, Oquirrh Lake and commercial areas, and a mix of detached homes, townhomes and apartments. Newer homes like these are built tighter than older ones, which is good for energy use but means moisture from showers, cooking and humidifiers has fewer ways out. Mold problems in newer homes often come from:
- Bathroom fans that are undersized, not used, or ducted poorly
- Plumbing leaks inside walls between floors, or between attached units
- Window wells and grading around newly landscaped foundations that are still settling
- Winter condensation on windows and in closets on exterior walls
If your home is still under a builder warranty, report water intrusion to the builder in writing promptly and keep records. That doesn't replace fast drying, though. Wet materials still need to be dried within 24 to 48 hours. See water damage and mold cleanup.
Established east-side neighborhoods
Older South Jordan neighborhoods closer to the Jordan River have homes from several decades of construction. Here, mold calls are more likely to involve aging water heaters and supply lines, finished basements with past water damage behind newer walls, and attics with older insulation and ventilation. Basement mold removal and attic mold removal cover those in detail.

Buying or selling in South Jordan
With a lot of homes changing hands, many South Jordan mold calls start with a home inspection report. If an inspector notes staining, elevated moisture or possible microbial growth, a dedicated mold inspection and testing visit during the due-diligence period can confirm the source and extent and give both parties a written basis for repairs or credits, and for choosing a mold remediation company near Herriman and South Jordan if work is needed.

Frequently asked questions
Can newer homes in Daybreak really get mold?
Yes. Newer homes are built tight for energy efficiency, so indoor moisture from showers, cooking and humidifiers has fewer ways to escape. Plumbing leaks, poorly ducted bath fans and window well drainage can all lead to mold regardless of a home's age.
My South Jordan home is under builder warranty. Who handles mold?
Report water intrusion or mold to your builder in writing right away and review the warranty terms. Some builders handle repairs directly, others exclude mold. Either way, don't let wet materials sit. Document everything and start drying, since mold can begin within 24 to 48 hours.
Do you serve all of South Jordan?
We serve South Jordan, including Daybreak. Share your address or ZIP code when you call so we can confirm we cover your location and schedule a visit.
Should I get a mold inspection before buying in South Jordan?
Consider one if the home inspection flags moisture, staining or possible growth, if there's a finished basement with past water issues, or if the seller disclosed leaks. A mold inspection during due diligence gives you specific findings to negotiate with.
